What is a measurement or floorplan service?

Floorplan services are just what they sound like: Based on your needs, an appraiser will measure your home's dimensions and square footage, then draw a basic or highly detailed layout. The appraiser's report and floorplan is a form that can be used to prove the accurate Gross Living Area (GLA), the total livable area, of your home. These services are useful and sometimes necessary when disputing property taxes or selling a property.

How do measurement services work?

During a floorplan service, a certified appraiser takes measurements of your home with a measuring tool — generally a tape or laser measuring device. As they walk the property, they observe the layout of the rooms and other features, like closets, hallways, and pantries. They might sketch the property. Then, the appraiser creates a report and detailed sketch showing the total square footage of the home and the overall layout. The completed report is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documents, home listings, and more.

When should I get a floorplan service?

Challenging real estate taxes

Tax records often reflect inaccurate square footage because the values can come from several sources, and occasionally go unproven — which means you may be taxed for more space than you own! Unless an appraiser has performed a recent valuation or home measurement service on your property (after any updating that might have affected square footage), you'll need one to perform a measurement service before contesting your taxes. An appraiser will determine an accurate Gross Living Area (GLA) of your property so your taxes reflect your actual square footage — and you can stop overpaying.

Selling a property

A measurement service can ensure that you're paid a fair price for your home. Area is one of the biggest factors potential buyers consider when purchasing a home — but since these values are frequently estimated rather than properly measured, your listing might show less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA not only reduces the potential selling price of your home, but possibly even the number of interested buyers. The only dependable method of using an accurate GLA when listing your home or property is to refer to a previous appraisal or measurement service performed by a certified appraiser (after any remodeling that might have affected square footage).

Material for agents

To make sure that your client's property sells at a price that properly reflects true market value, we suggest asking for a floorplan service for the property. Your clients, and potential buyers, will appreciate your eye for detail, and you can rest assured knowing the GLA on your client's listing is truly representative of their home. A measurement can also be a fantastic marketing tool for getting potential buyers interested because they can review the layout and characteristics of the property before and after touring.
